Riverview at College Point Condominium III is governed by Covenants, Conditions &
Regulations (CC&Rs). CC&R are part of the Riverview Condominium III homeowner's
agreement that stipulates the various rules, regulations and promises by which a
homeowner agrees to when purchasing a residence at Riverview Condominium III.
In order to preserve and protect property values within the Riverview Condominium III
Community and to provide a mechanism for enforcing the previously recorded CC&Rs, the
Board of Managers of the Riverview Condominium III Condo Association is implementing a
schedule of fines pursuant to the existing CC&Rs.
It is not the desire of the Board to ever levy a fine, but a mechanism must be in place to
be used as a last resort, after proper notices have been delivered to a homeowner in
violation, to insure the ongoing implementation of our existing CC&Rs.
A breach of the covenants, conditions and restrictions as set forth in the recorded
"Declaration of Covenants, Conditions and Restrictions" of Riverview Condominium III shall be
considered a violation.
If found to be in violation, penalties may include fines, forced compliance, a lawsuit by
the association, not to mention the misery of being at odds with your neighbors.
